What to expect
From approved applicant to move-in

Preparation of comprehensive lease agreements
Once a qualified applicant is approved, we prepare a comprehensive, current lease agreement with applicable addendums — such as lead-based paint, crime and drug-free, mold, and pet addendums — to protect you, your property and your resident.

Collection of rent and security deposit
We collect the first month's rent and the security deposit at lease signing, in line with applicable Maryland or Washington, DC requirements.

Property re-keying
We arrange for the property to be re-keyed between residents to improve security for everyone involved.

Compliance with safety regulations
We confirm the property meets required safety standards before move-in, safeguarding both residents and owners.

Coordination of property assessments
We schedule walkthroughs before, during and after move-in to document condition and address issues promptly.

Key distribution and portal access
Residents receive their keys and access to our online portal, with a secure key handling process that reduces liability.
- 07
Lease renewals
As the lease term ends, we recommend renewal terms based on the market, prepare documentation and communicate with the resident. Standard renewal fee is generally $250 under full-service management.
