It starts with screening
Placing a long-term resident who pays on time and cares for the home benefits everyone. Our screening process is built to identify strong applicants and spot red flags early.
Easy ways to pay
We prepare and manage lease documents, lease signings and monthly collection. Most residents pay through the resident portal; other payment options are available.
No fee on a vacant property
There is no minimum management fee during vacancy. The management fee is based on rent actually collected.
Our collections policy
- Rent is due on the 1st of each month, with any grace period set by the lease
- Payments are tracked daily; non-payment and returned (NSF) payments are addressed promptly
- If rent is late, we begin our internal collection process
- We prepare and serve any state-required notice on your behalf
- We follow up with the resident throughout the notice period
- If funds are not received, we coordinate the legal process with our eviction attorney and manage it for you
